Important (good) news for first-time homebuyers!

First, interest rates are in the mid- to upper-fives, which is good news for all homebuyers. But first-timers get an extra special benefit from Uncle Sam.

Get $7500 Off Your Tax Bill!

Buy before June 30, 2009, and the IRS will cut $7500 off your tax bill ($3750 for singles).

This isn’t exactly a gift, it’s more like an interest-free loan. If you buy before filing your your 2008 tax return (due in April 2009), you simply deduct $7500 from “Amount You Owe.” And if you owe less than $7500, the IRS sends you a check for the difference. No kidding.

The way you pay it back is that in subsequent tax years, you add $500 to the “Amount You Owe,” which will be a lot easier to swallow — given that home ownership gives you some pretty nice tax deductions anyway.

One area where they are especially useful is in helping homebuyers evaluate properties for livability. Often, home shoppers will be so focused on the specifics (bedroom count, square footage), that they may not be able to recognize the attributes that make some homes much more livable than others.

They also have the expertise to alert clients to many potential problems (and solutions) before buyers get emotionally involved.
